With a robust foundation in litigation and advisory, Pallavi brings a nuanced understanding of Indian and international legal frameworks to her practice.

Pallavi, along with her proficiency in litigation and other areas of law including company law, limited liability partnership act, insolvency & bankruptcy code, contract act, etc., specializes in matters relating to Real Estate.

With an academic and professional grounding that spans geographies, Pallavi has also completed a Certificate Course on ESG Navigation, equipping her to advise on emerging areas of compliance and sustainability in corporate law.

Specific expertise in respect of Real Estate

Undertaking legal due diligence of land situated in Maharashtra and in and around India and providing a comprehensive legal analysis of risk factors that may be involved in the transactions.
Advising on acquisition and aggregation of agricultural and non-agricultural properties in the State of Maharashtra and structuring the deals and documenting the same.
Verifying title of properties including agricultural lands, non-agricultural lands, leasehold land by reviewing revenue records, title documents, etc. and highlighting red flag issues pertaining to the title of the property and advising on mitigating the same.
Advising society & society members in respect of redevelopment of society property and accordingly negotiating and drafting documents pertaining to the transaction.
Advising and drafting documents on commercial leasing, warehouse leasing and leasing of IT & ITES premises.
Advising leading hospitality company in respect of acquisition of greenfield and brownfield assets and on operations of hotels across India. Advising and negotiating on operations, franchise, hotel management and service contracts for the hospitality company.

Issuance of title certificates verifying the title of the owners/developers in respect of properties.
Advising and assisting in respect of slum rehabilitation projects, MHADA redevelopment projects, Co-operative Housing Society redevelopment projects, township planning and redevelopment, MMRDA land assignment / re-development.
Advising leading builders and developers on acquisition of property for development/re-development of the property, structuring the deals, negotiating, and drafting documents pertaining to the transaction based on the structure.
Advising leading banks, financial institutions and NBFC’s on creation of mortgage/charge on property and drafting documents pertaining to the transaction.
Advising leading mall operating company in respect acquisition of land for setting up malls across India and operations of Malls. Advising and negotiating with anchors on leave and license / lease agreements as per the state applicable laws / regulations.
Structing delas / transactions under insolvency proceedings and advising clients on the same.
